Biscayne Bay holds a set of island communities that function differently from the rest of Miami. Some are their own municipalities. Some are reached only by ferry or a single guarded bridge. Almost all of them are small enough that a handful of sales in a year is a busy market.

You will not find a price table on this page, and that is deliberate.
These are small markets. An island with forty homes may see two or three sales in a year, and a single unusual sale moves any average you could calculate from it. A price per square foot drawn from that few transactions describes those specific houses, not the island.
A good deal of what changes hands here is also handled privately, between owners, brokers and their existing clients, and never appears on a public listing site at all. So a portal search will show you a fraction of what is actually available, and the fraction it shows is not a random sample.
Which is why, on these particular addresses, the way in is a conversation rather than a search. Tell us which island you are interested in and what you are looking for, and we will tell you what is actually trading, what is quietly available, and what it takes to get in.
Tell us which island and what you are looking for, and we’ll tell you what is available, what has recently traded, and what the ownership and access rules actually require.

A RESEARCH DESK, NOT A PORTAL
A neighborhood can feel like a good fit before the numbers have been read. Looking at how a market has behaved over time shows where it stands today, so the financial side of the decision is as clear as the personal one.
