Getting there

The Village is connected to the mainland solely by the Surfside Bridge. There is no second route on or off the island.

The Village maintains its own local government, administrative services and public safety operations.

Everything else on the island, the golf course, the club, is private and not open to the public.

Schools

Indian Creek Village sits within Miami-Dade County Public Schools, and assignment is by property address.

The district also runs magnet and choice programs open to students outside their assigned zone, each with its own application window.

Send us the address you are considering and we will look up the assigned schools. Which school suits your child is your decision.

A note on the numbers

Indian Creek has roughly fifteen households. At that size the Census Bureau’s margins of error are enormous, the population figure of 39 carries a margin wide enough to swallow it, and median household income is suppressed entirely because too few households report.

So treat the table above as an indication of scale, not as precise measurement. Anyone presenting exact statistics for a place this small is overstating what the data can support.

How this market works

You will not find a price table on this page.

With roughly twenty housing units on the island, a year can pass with no public sale at all. Any average calculated from that would describe one or two houses, not the village.

What does change hands is generally handled privately, and often never reaches a public listing site.

So tell us what you are looking for, and we will tell you what is actually available and what the village requires of an owner.

How we help

A neighborhood can feel like a good fit before the numbers have been read. Looking at how a market has behaved over time shows where it stands today, so the financial side of the decision is as clear as the personal one.

  1. A comparative market analysis. The areas you are considering, measured on the same terms and set side by side, using data from a trusted third-party provider. Delivered as a written report.
  2. The Florida Home Buyer Guide. The questions worth asking before an offer, in English and Portuguese.
  3. A Realtor report and an introduction. When you are ready, a Realtor report on licensed agents who work that market, followed by an introduction, with the questions to raise in your first conversation.

Where these facts come from

Figures change. Verify anything decision-critical against the source at the time you need it.

  • Population, age, households, income, home value, travel time and area U.S. Census Bureau, American Community Survey 2024 five-year estimates.
  • Why some figures are missing or end in a 1 Median household income is not published for Indian Creek because too few households report. Median home value of $2,000,001 is the Census Bureau’s top code, not a real median, the Bureau stops reporting above that level, so the true figure is higher and is not published.
  • Margins of error Every ACS figure for a place this small carries a very wide margin. The figures are shown because they are the published ones, not because they are precise.
  • Cost of living, temperatures and unemployment BEA regional price parities, NOAA climate normals and the U.S. Bureau of Labor Statistics, at Miami metropolitan area level.
  • School assignment Miami-Dade County Public Schools, by property address.
  • Bridge access, local government and public safety, Village of Indian Creek, official municipal website.
