A private residential island in Biscayne Bay, between the southern tip of Miami Beach and Virginia Key. No road reaches it. Residents drive onto a ferry, and everyone who boards has been cleared in advance.

The ferry runs from Terminal Island Road, just off the MacArthur Causeway, and carries cars rather than only passengers. Residents and their guests use the Mainland West Terminal; employees and commercial traffic use the Mainland East Terminal, which has its own parking garage.
Boarding requires clearance arranged beforehand. Guest clearance agents at each terminal handle it, so a visitor who simply drives up will not get on.
Vehicle size is capped: under 24 feet long and 8 feet wide for passenger cars. Larger vehicles need separate arrangement, which matters for moving day and for contractors.
Fisher Island sits within Miami-Dade County Public Schools, and public school assignment is by address. There is also a private day school on the island itself.
Because access is by ferry, the school question here is partly a logistics question: a school on the mainland means the ferry twice a day, on its schedule. That is worth thinking through before you commit, and it is different from every other address in Miami.
Send us the address you are considering and we will look up the assigned public schools. Which school suits your child is your decision.
Association dues, club membership requirements, ferry allowances, dock rights and rental restrictions are set by the individual building and by the island associations, not by the island as a whole. All of it needs to be verified on the specific unit before an offer.
You will not find a price table on this page.
Fisher Island is small, and the number of sales in a year is small with it. A single unusual transaction moves any average calculated from that few trades, so a price per square foot here describes those particular residences rather than the island.
A good deal of what changes hands is also handled privately and never appears on a public listing site. A portal search will show you a fraction of what is actually available, and not a representative fraction.
So tell us what you are looking for, and we will tell you what is actually trading, what is quietly available, and what the buildings will require of you.
Tell us what you are looking for, and we’ll tell you what is available, what has recently traded, and what each building requires of an owner.
