Miami Area Schools

The single most useful thing to know about schools in Miami-Dade is this: assignment is by the property address, not by the neighborhood or the city. Two houses on the same street can be zoned to different schools. Which is why the school question and the house question have to be answered together, not one after the other.

Assignment is by address

Every residential address in Miami-Dade is zoned to an assigned elementary, middle and senior high school. The zone follows the address, not the neighborhood name, so “we want to be in Coconut Grove” does not by itself settle which schools your child would attend.

Send us the addresses you are considering and we will look up the assigned schools for each one, before you make an offer rather than after.

Magnet and choice

Beyond the assigned school, the district runs magnet programs open to students from outside their zone, across themes from health sciences to fine arts to information technology. A magnet place is applied for, not assigned, and you apply even if the magnet school happens to be the one you are already zoned to.

Places are allocated by computerised random selection after the deadline. Visual and performing arts programs are the exception and require an audition. There is no advantage to applying early within the window, but there is a hard disadvantage to missing it.

A separate Choice application runs year-round, and a second magnet round for remaining seats opens in spring on a first-come, first-served basis.

Timing, if you are moving

The magnet window for the following school year typically opens in the autumn and closes in mid-January. That is often well before a relocating family has chosen an address, which catches people out.

If your move lands outside that window, the year-round Choice application and the spring Open Seats round are the routes that remain. Check the current dates on the Parent Portal, they move year to year.

On ratings

Florida publishes school grades through the Department of Education, and private sites republish them with their own scores layered on top. Those grades are calculated largely from standardised test results and graduation rates. They measure some things well and others not at all.

We will point you to where the official grades are published and explain what goes into them. We will not tell you which school is best for your child, because that depends on your child, and it is your decision to make.

What we can actually do here

Look up the assigned elementary, middle and senior high school for any address on your list, so you are comparing like with like.

Tell you which magnet and choice programs exist near the areas you are considering, and what the current application window is.

Flag the timing problem early, because the application deadline and the moving date rarely line up on their own.

What we will not do is rank schools or steer you toward an area based on them. That judgment stays with you, and the sources below are public and free.

Have addresses you are considering?

Send them over and we’ll come back with the assigned schools for each one, plus the magnet and choice programs in that part of the county.

How we help

A neighborhood can feel like a good fit before the numbers have been read. Looking at how a market has behaved over time shows where it stands today, so the financial side of the decision is as clear as the personal one.

  1. A comparative market analysis. The areas you are considering, measured on the same terms and set side by side, using data from a trusted third-party provider. Delivered as a written report.
  2. The Florida Home Buyer Guide. The questions worth asking before an offer, in English and Portuguese.
  3. A Realtor report and an introduction. When you are ready, a Realtor report on licensed agents who work that market, followed by an introduction, with the questions to raise in your first conversation.
