Schools

School assignment in Miami is handled by Miami-Dade County Public Schools and is based on the property address, not the neighborhood name. Two homes a few streets apart can be zoned to different schools.

The district also runs magnet and choice programs open to students outside their assigned zone, each with its own application window.

Send us the addresses you are considering and we will look up the assigned schools for each. Which school suits your child is your decision.

Before you commit

The figures above describe the area, not a specific property. Association dues, flood zone, short-term rental rules and assessments are set building by building and must be verified on the actual unit before an offer.

What it is like to live in Midtown

Midtown is a planned district rather than an old neighborhood that grew. It sits between Wynwood and the Design District, built around a retail core with mid- and high-rise residential above it, and almost everything here went up between 2007 and 2024.

That planning shows in daily life. Walkability is very high, and there is grocery and retail at street level, which is rarer in Miami than most buyers expect. A lot of the city is built so that you drive to buy milk. Here you do not.

It is inland, so flood exposure is lower than the bayfront neighborhoods, and it is about ten minutes to downtown and twenty to South Beach.

Is Midtown right for you?

You will like it if

  • You want to live without a car, or with one you rarely use
  • You want a grocery store you can walk to
  • You want newer construction rather than a renovation
  • You want to be inland, away from the highest flood exposure
  • You want an entry price into urban Miami

Look elsewhere if

  • You want a house and a yard
  • You want water frontage or a dock
  • You plan to let the property short-term, which most buildings here restrict
  • You want a quiet residential street rather than a retail core

Midtown questions, answered

What does it cost to hold, not just to buy?
Association dues here run roughly $0.80 to $1.30 per square foot per month, so a 900 square foot unit is broadly $720 to $1,170 a month before taxes and insurance. Dues vary building by building and need checking on the specific unit.
Can I rent it out short-term?
Most buildings in Midtown restrict short-term letting. If the purchase only works with short-stay income, that has to be confirmed in the building's declaration before you offer, not after.
How new is the housing stock?
Mostly 2007 to 2024. That means newer systems and building standards, and it also means some buildings are young enough that reserves and assessment history are worth reading carefully.
Is parking a problem?
Buildings here use structured garage parking rather than street parking. Confirm how many spaces come with the specific unit, since that varies and it affects resale.
