Schools

School assignment in Miami is handled by Miami-Dade County Public Schools and is based on the property address, not the neighborhood name. Two homes a few streets apart can be zoned to different schools.

The district also runs magnet and choice programs open to students outside their assigned zone, each with its own application window.

Send us the addresses you are considering and we will look up the assigned schools for each. Which school suits your child is your decision.

Before you commit

The figures above describe the area, not a specific property. Association dues, flood zone, short-term rental rules and assessments are set building by building and must be verified on the actual unit before an offer.

What it is like to live in Coral Way

Coral Way is the banyan-lined corridor running west from The Roads toward Coral Gables. The housing is mostly single-family homes and small apartment buildings built between about 1930 and 1960, which makes it one of the older residential fabrics inside the City of Miami.

The practical consequence is that this is generally the most house you can get for the money inside the city limits. You are buying land and a structure rather than a unit in a building, and most of it carries no association dues at all.

It is inland with low flood exposure, about ten minutes to downtown, and Metrorail is nearby for anyone commuting without a car.

Is Coral Way right for you?

You will like it if

  • You want a house and land rather than a condominium
  • You want to avoid association dues entirely
  • You are open to a renovation project
  • You want to be inland, away from the highest flood exposure
  • You commute by rail

Look elsewhere if

  • You want new construction
  • You want building amenities, a gym, a pool, a doorman
  • You want very high walkability, which is moderate here
  • You want waterfront or a dock

Coral Way questions, answered

Why is there no HOA figure?
Most of Coral Way is single-family, so there are usually no association dues. Small multifamily buildings are the exception, and those need checking individually.
What should I expect from 1930s to 1960s houses?
Age is the main thing to inspect: roof, plumbing, electrical panel, and whether previous work was permitted. None of that is a reason to avoid the area, but it is the difference between an accurate budget and a surprise. Never waive the inspection here.
Is it walkable?
Moderate. The corridor itself has retail, but the residential streets off it are quieter and more car-dependent than somewhere like Midtown or Brickell.
How does it compare on price to the surrounding areas?
It generally buys more square footage and more land than the condominium neighborhoods to the east, which is the core reason buyers look here.
